Why Process Matters in Construction

Every step has defined deliverables, a clear owner, and a communication cadence — so you always know exactly where your project stands and where every dollar is going.

Week 1

Discovery Consultation

A free 60-minute session — in person or virtual — where we get to know your vision, your site, your timeline, and your budget. We ask the questions that prevent expensive surprises six months down the road.

  • Site walkthrough or lot review (for new builds)
  • Preliminary budget reality-check
  • Timeline feasibility discussion

Weeks 2–6

Design Coordination & Pre-Construction Planning

We work alongside your architect — or refer you to one of our trusted design partners — to review plans for constructability, identify potential issues before they become costly change orders, and lock in a detailed preliminary budget.

  • Constructability review of architectural drawings
  • Preliminary budget with itemized line items
  • Subcontractor pre-qualification
  • Material lead time assessment (critical in today's supply chain environment)
  • Contract finalization with fixed-price or GMP structure

Weeks 4–12 (varies by city)

Permitting & Site Preparation

We manage all permit submissions — AZ ROC notifications, city building permits, HOA design review applications, and utility company submissions. Every jurisdiction in Maricopa County has different processes and timelines; we know them all.

  • City permit applications filed with complete plan sets
  • HOA design review submissions managed (where applicable)
  • Utility company notifications (APS, SRP, Southwest Gas)
  • Survey and boundary confirmation
  • Site clearing, grading, and temporary utilities

Months 2–6 (varies by project)

Foundation & Framing

Licensed concrete and framing crews mobilize on a confirmed schedule. You receive weekly progress updates — and you are invited to every milestone walkthrough. No surprises on what's been built or what's coming next.

  • Foundation type determined by soils report (caliche common in AZ — we plan for it)
  • Framing inspected and signed off before enclosure
  • Roof sheathing and felt or underlayment
  • Window and door rough openings confirmed against plans
  • Weekly photo reports sent to owner

Months 3–7 (varies)

Mechanical, Electrical & Plumbing (MEP)

Arizona-specific MEP design matters. We do not copy national spec sheets — we design HVAC systems for the Valley's actual heat load, size electrical panels for modern EV and home automation demands, and specify plumbing fixtures rated for Arizona's hard water.

  • HVAC load calculation per Manual J (AZ heat gain)
  • Radiant barrier and high-R insulation systems
  • Electrical rough-in with EV, solar-ready, and smart home conduit
  • Plumbing rough-in with tankless water heater pre-plumb
  • Rough inspections passed before drywall

Months 5–10 (varies)

Interior Finishes

This is where your home takes shape. Tile, cabinetry, countertops, flooring, fixtures — all selected using a detailed finish schedule tied to your budget. You have full visibility into what is being ordered, when it is arriving, and what it costs.

  • Drywall, texture, and paint
  • Flooring installation (tile, hardwood, LVP)
  • Cabinetry and millwork
  • Countertop fabrication and installation
  • Fixture and appliance installation
  • Finish carpentry and trim

Final Week

Final Walkthrough & Handover

We do not schedule your walkthrough until the punch list is complete. You walk through a finished home — not a construction site with a clipboard. At handover, you receive a full documentation package and a warm introduction to your warranty process.

  • Pre-walkthrough punch list completed internally
  • Final city inspection and Certificate of Occupancy
  • Owner walkthrough with project manager
  • Warranty documentation package (1-year workmanship, manufacturer warranties)
  • Subcontractor contact list for future service
  • Recommended maintenance schedule for first year
