Yes. Arizona requires a separate commercial contractor license — or a dual license — from the Arizona Registrar of Contractors. Not all residential GCs are licensed for commercial work. How long does a commercial buildout take in Phoenix?
Timeline depends on size and complexity. A basic office TI (2,000–4,000 sqft) typically takes 8–14 weeks from permit approval. Restaurant buildouts run 12–20 weeks due to commercial kitchen complexity. Medical offices typically 12–18 weeks. Permit review adds 4–10 weeks before construction can begin, depending on the city and project type.
What is a GMP contract and should I require one?
A Guaranteed Maximum Price (GMP) contract sets a hard ceiling on your total construction cost — the contractor absorbs overruns above the GMP. For commercial TIs with a defined scope, a GMP protects you from budget surprises and is strongly recommended. We offer GMP contracts on qualified commercial projects.
Can you work within our tenant improvement allowance?
Yes. We review your lease work letter and TI allowance as part of our pre-construction process and scope the project to maximize value within your allowance. If the desired scope exceeds the allowance, we give you clear value engineering options before construction begins — not after.
Do you handle commercial projects outside the Phoenix metro?
Yes. We serve commercial clients statewide — Tucson, Prescott, Flagstaff, Yuma, and anywhere in Arizona. Our AZ ROC license covers the entire state.
